THE UPTOWNER (50-100m2)
The Downtowner, Uptowner and Metro are a series of 2-bedroom small home solutions designed by Metamorphouse Architects specifically for accommodating 2 unrelated people at the same time (eg. housemates in a share-house) in a small home; a novel idea for a granny flat but a realistic situation for many granny flat owners who rely on rental income to pay for their investment.
The Uptowner is the ultimate private hideaway that borrows from the Downtowner and improves on it.
Like many of our 2-bedroom designs the Uptowner has separate “living” and “bedroom” zones which help to enhance privacy. For this reason, built-in-robes are positioned on either side of a central Bathroom, it also frees-up external wall space for a variety of window and sliding glass door options, most importantly providing the bedrooms with at least 2 openable windows which ensures good quality natural light and cross-ventilation; necessary for a healthy home.
Each bedroom has a private entry and an individual Deck or Courtyard, an unusual feature for a granny flat. The bedrooms are fitted with built-in-robes (customised to suit your needs) and are big enough for a queen bed with side tables.
The layout has a good flow of space considering its size. A central galley kitchen helps to separate the public and private areas. One end leads to the central Bathroom (which has been built out to the eaves for additional space and light) the other opens out to a large Living Area. The kitchen, wardrobes and cupboard are custom-designed to suit your needs.
High, cathedral ceilings in the indoor and outdoor lIving areas create a spacious light-filled area. The addition of a large stacker or bi-fold door provides a great transition between interior and exterior areas.
The Deck is fully roofed and is large enough to furnish and comfortably entertain a group of visitors. An optional full-length cupboard can be built down one side of the Deck (useful when facing west or a nearby neighbour) incorporating your Laundry / Wet Bar and additional storage or barbeque area. Quality handrail and balustrade are fitted to the remainder of the Deck where needed. A wraparound verandah is a recommended option.

Design
- The Uptowner is a feature-packed small home solution, available in 50m2 / 60m2 / 70m2 / 80m2 floor areas and all built with a generous Deck or Patio that is big enough to furnish and entertain from.
- Designed by Metamorphouse Architects specifically for accommodating 2 unrelated people at the same time makes this an ideal rental opportunity for investors.
- 2 large bedrooms (to fit king or queen beds) with built-in-robes (customised to suit your needs).
- Privacy between the bedrooms is achieved by positioning the built-in-robes between the bedrooms. We also add acoustic insulation to select internal walls.
- Custom-designed Kitchen (made right for you) with quality oven, cooktop & rangehood. Many Clients opt for a U-shaped Kitchen.
- Modern Bathroom design with quality tapware and accessories, full-height wall tiling plus a semi-frameless pivot door shower screen. Option to reposition Laundry onto front Deck and expand Bathroom layout.
- Colorbond or concrete tiled roof (fully sarked for weather protection).
- Roof and wall insulation (we insulate the entire roof area plus external walls and fit acoustic insulation to select internal walls).
- Termite-treated roof trusses and wall frames.
- Various cladding options are available including brick veneer, weatherboard / chamferboard and architectural panels.
- Quality powder-coated windows. Careful placement of windows and doors throughout ensures good natural light and cross-ventilation which is vital for a healthy home.
- Gas or electric hot water unit. Option to upgrade to solar or heat pump.
- Generous arrangement of LED-lighting + ceiling fans + power points.
- 6+ star energy efficiency. The roof and external walls are sarked and insulated to ensure great thermal performance all-year round. We insulate the Deck roofs too. Subfloor insulation is available as an option.
